Garbe Industrial Real Estate Acquires Property In Wörth an der Isar.

Garbe Industrial Real Estate GmbH has acquired a 34,000 square meter undeveloped property in Wörth an der Isar (district of Landshut/Bavaria). A multi-user property with a total rentable area of 14,500 square meters is to be built on this.

“Both the location and the planned construction permit various possible uses,”

says Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate.

“”Our aim is to let the hall, which can be divided into smaller units, to medium-sized companies from the industrial, production and commercial sectors.”

” The new building is also suitable for regional companies wishing to relocate or expand.

The Hamburg-based project developer has bought the property without firm rent commitments.

“The Munich metropolitan region is one of the most successful economic regions in Europe. The demand for rentable logistics and commercial real estate space is correspondingly high,”

says Jan Dietrich Hempel. The project developer is already in discussion with the first interested parties. The hall equipment can be tailored to the requirements of potential customers.

The decisive factor for the location decision was the transport connection. The property with a planned hall area of 13,000 square metres plus office and social rooms is being built west of Wörth city centre in the Moospoint industrial estate. The Autobahn 92, which connects Munich with Deggendorf, runs in the immediate vicinity. The ‘Wörth an der Isar’ junction is only a few hundred metres from the acquired property. Munich Airport can be reached by motorway in about 45 minutes.

The building will be constructed according to the criteria of the current Energy Saving Ordinance. The real estate consulting firm In ProReal from Aschheim near Munich was involved as agent and consultant in the purchase of the property.

Wörth an der Isar is now the fifth location in the Munich metropolitan region where Garbe Industrial Real Estate is involved. In Schweitenkirchen (Pfaffenhofen district), the company has realised a 26,000 square metre property for fresh and frozen food logistics. In Eching (district of Freising), a production hall has been built with a floor space of 7,800 square metres. In Moosburg (district of Freising), a 7,500 square metre and a 9,800 square metre logistics centre are currently being developed. A logistics centre with a hall area of 10,500 square metres is planned in Erding.
