Garbe Industrial Real Estate GmbH Expands Logistics Location In Witten.

Garbe Industrial Real Estate GmbH, Hamburg, is expanding its location in Witten (North Rhine-Westphalia). A logistics centre with a hall area of 22,000 square metres is currently being built on an area of close to 75,000 square metres in the Brauckstrasse industrial estate. Completion is scheduled for October 2019.

“The property is a brownfield site which had been contaminated by residues from several fires,” explains Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate GmbH. “We were able to draw on our many years of experience gained in various revitalizations of conversion sites here.”

The tenant of the property will be Euziel International GmbH. The Remscheid-based company specialises in the import, export and sale of consumer goods. According to its own information, it is one of the largest providers at Amazon. Under the Songmics brand, products such as office furniture, sporting goods, pet accessories and accessories for the home and garden are offered online. In future, these articles will be stored and picked in the logistics centre and then shipped from Witten to end customers throughout Europe. After completion of the new property, Euziel will also move in there with the company’s European headquarters.

Around 21,000 square metres of space are available for the logistical handling, almost 2,400 square metres of which are on a mezzanine floor. In addition, there is about 1,000 square meters of office space. The hall, which is 193 metres long, 109 metres wide and twelve metres high, will be equipped with 20 gates which trucks can dock for loading and unloading at. Parking spaces for eight trucks, 80 cars and 40 swap bodies are planned for the outside area. “All in all, an investment property worth 17 million euros is being built,” says Jan Dietrich Hempel. The consulting firm Realogis Immobilien Düsseldorf GmbH mediated in the project.

The location is characterised by its central location in the Ruhr area and its good transport connections. The Witten-Annen junction to the 448 motorway, which connects Dortmund’s southwest with Wattenscheid, is only a few hundred metres away. The Ruhrschnellweg and the motorways 43 Münster – Wuppertal and 45 Dortmund – Aschaffenburg are also within easy reach.

“The convenient location makes the former brownfield highly attractive as a location for logistics services,” emphasises Jan Dietrich Hempel. Right next to the new building, Garbe Industrial Real Estate GmbH has already developed a 5,000 square metre distribution centre as a depot for the delivery service provider Hermes Germany, which will handle consignments there for onward transport to and from end customers. The symbolic ground-breaking ceremony for this was at the beginning of June last year. Operation is scheduled to commence in June this year.

Until the end of December 2017, halls rented to an automotive supplier were located on the Brauckstrasse site. After two fires, Garbe Industrial Real Estate GmbH gave up the tenant as owner, demolished the burnt-out halls and comprehensively renovated the site. “With the development of the two modern logistics centres and the establishment of Hermes Germany and Euziel, we can successfully complete the revitalisation process in just a few months,” says Jan Dietrich Hempel.
